How a visit goes

After a repair, we tell you what to watch for and when the next service makes sense. If a door was close to needing rollers or a new seal, we note it so you can plan for it.

2021 census: what it means at the door

Every square is one home in a hundred.

  • 59 in 100 homes · older homes
  • About 59% of homes in West Grey were built in 1980 or earlier, according to the 2021 Census.Where most houses were built a generation or more ago, a good share of garage doors are still the originals: wood or early steel sections on extension springs. Those doors respond well to fresh pulleys, safety cables and a careful balance, and the technician carries the parts for them.
  • Single-detached houses make up about 88% of homes in West Grey (2021 Census). In a neighbourhood of houses, each garage door is chosen by the household, so styles vary from one driveway to the next. When it is time for a new door, homeowners pick panel design, windows, colour and insulation freely, and we bring samples to compare against the siding.

Your questions, answered

Why did the door come off its track in the first place?

The usual causes are an impact from a vehicle, a lifting cable that broke or slipped off its drum, ice holding the door to the floor while the opener pulled, an obstruction under the door, worn rollers that no longer hold in the rail, or track brackets that have loosened from the wall. Finding which one applies is the first part of the visit, because the reset is only durable once the cause is corrected.

Do you adjust the door as part of the seal work?

Small corrections, yes. If a track bracket needs re-setting or the door needs to come plumb so the fin can meet it evenly, that is done so the new seal is fitted to a door that sits properly. Larger work, such as replacing rollers or a bowed section, is explained and offered as its own job so you can decide on it separately.

Is the bracket at the bottom corner a hinge too?

No, and it is the one piece of hardware on the door that stays untouched during hinge work. The bottom bracket in each lower corner holds the bottom roller and anchors the lift cable, so it carries spring tension whenever the springs are wound. Many manufacturers fit tamper-resistant fasteners there. Changing a bottom bracket means unloading the springs first, which is a separate job with its own method.

I added insulation and windows to the door. Does that affect the springs?

Yes, and it is one of the more common reasons a pair of springs is suddenly found wanting. Insulation panels, glazed sections, a wood overlay or a new steel skin all add weight the original springs were never chosen for, so the door grows heavy and the opener strains. When the springs are replaced, the door is weighed as it is now, and the new pair is rated for the door you actually have.
