How a visit goes

After a repair, we tell you what to watch for and when the next service makes sense. If a door was close to needing rollers or a new seal, we note it so you can plan for it.

2021 census: what it means at the door

Every square is one home in a hundred.

  • 53 in 100 homes · older homes
  • About 53% of homes in Georgian Bluffs were built in 1980 or earlier, according to the 2021 Census.Hardware on an older door has often been through many winters: hinges with worn pins, rollers with tired bearings, bottom brackets rusted at the floor line. Replacing these in sets restores a smooth lift and takes a surprising amount of noise out of the garage.
  • Single-detached houses make up about 93% of homes in Georgian Bluffs (2021 Census).Where homes are detached, the garage is frequently a workshop or storage room as well as parking, and the door may be opened dozens of times on a Saturday. Sealed-bearing rollers, protected sensors and a regular tune-up keep a hard-working door running smoothly.

Your questions, answered

Which lubricant is right for a garage door?

A silicone-based or white lithium garage door lubricant, sold for the purpose. Penetrating oils and general sprays are thin, attract dust and are gone in weeks; heavy grease traps grit. For the rubber bottom seal and weatherstrip, use only a silicone spray, since petroleum products attack rubber and make it brittle. Nylon rollers with sealed bearings need no lubricant, while ones with an exposed bearing can need a touch where their own maker calls for it. A small amount on each point, worked in by moving the door, is enough.

Do you adjust the door as part of the seal work?

Small corrections, yes. If a track bracket needs re-setting or the door needs to come plumb so the fin can meet it evenly, that is done so the new seal is fitted to a door that sits properly. Larger work, such as replacing rollers or a bowed section, is explained and offered as its own job so you can decide on it separately.

I have no key for the outside handle. Can it be made to work?

Yes. The cylinder is removed and either rekeyed to a fresh combination, so any key held by a previous owner is retired, or replaced with a new cylinder carrying the correct tailpiece. New keys are cut and tested in the handle before the technician leaves. If a locked door has to be opened first, the technician confirms your connection to the property as a matter of course.

What should I do while waiting for the visit?

Leave the door in the position it is in and stop using the opener. Move the car and anything else you need out of the garage by another door if you can, and clear the floor near the door so the technician has room to work. If a cable jumped because the door closed on something, leave the object where it was; it helps explain what happened.
