Dry leaves keep appearing in the same corner inside the garage, and this fall there were mouse droppings along the wall beside the door. When you look, the corner where the top and side strips meet is wide open.
Perimeter seal comes in two common forms, and the visit begins by deciding which suits your opening. The simpler is a flexible vinyl fin nailed to the face of the existing wood stop, which works well where the stop is sound. The other is a one-piece vinyl stop moulding with the fin built in, which replaces the wood stop altogether and suits jambs that are weathered or where the old stop is cracked and paint-heavy. Commercial doors sometimes carry an aluminum retainer with a replaceable rubber insert. Each is cut to your header and sides on site and set against the closed door.

A perimeter seal can only follow a door that sits where the frame expects it, so the door is checked before any strip is ordered or cut. Each edge is checked for plumb, the gap to both jambs is compared, and the top section is watched as it meets the header to see whether it bows away or leans in. Rollers, hinges and the spacing of the vertical tracks are looked at because any of them can shift the door face toward one jamb and away from the other. Small corrections, such as re-setting a track bracket, are noted so the new seal is fitted to a door that closes square and stays that way.
Scene 2
Where probing found soft wood, it is dealt with before the seal. Rot at the base of the jamb is cut back to solid material and a matching piece of lumber or PVC trim is spliced in, fixed and primed. Minor soft spots are hardened with an epoxy consolidant and filled. Fasteners that will hold the new stop are then going into wood that grips them, which is what keeps the strip tight through years of the door pressing on it. Where the jamb is clad, the technician finds the solid framing behind the cladding and fastens through to it rather than into the thin skin.
Scene 3
The simplest care is a glance four times a year. Close the door, switch off the lights and look along both sides and the header for daylight. Then step outside and check that no length has lifted, that the corners are still tucked together and that the fin is still soft when you press it with a thumb. Cracks, a hard grey surface or a piece that has shrunk back from the door are the early signs. Manufacturers suggest wiping the seal down with a damp cloth a few times a year, and that also lets you feel any change in it.

Small corrections, yes. If a track bracket needs re-setting or the door needs to come plumb so the fin can meet it evenly, that is done so the new seal is fitted to a door that sits properly. Larger work, such as replacing rollers or a bowed section, is explained and offered as its own job so you can decide on it separately.
A flexible fin is nailed or stapled to the face of the wood stop with galvanized or stainless fasteners spaced evenly along its length; a one-piece vinyl stop is nailed or screwed through its rigid edge into the jamb and header. Fasteners go into sound wood, heads are set flush without crushing the vinyl, and the joint between stop and trim is caulked where water could get behind.
It depends on sun, cold and how the door meets it. One manufacturer's guide suggests replacing seals every two to three years, while a well-set fin kept free of paint and wiped with silicone before winter often goes considerably longer. Rather than a calendar, watch the fin: when it stiffens, cracks or shrinks back from the door, it has done its work.
