Cold is hard on a chain drive, and a detached or unheated garage shows it first. Grease on the rail and inside the gearbox thickens, a chain with surface rust stiffens link by link, and the operator strains against a door whose bottom seal may also be frozen to the slab. The result is a door that groans, stalls or reverses on the coldest mornings and works by afternoon. With the power off, the cover comes off the motor head so the drive can be seen. The technician looks for pale shavings around the drive gear, which mean the teeth are wearing away, and for a sprocket shaft that rocks when pushed, which points to worn bushings. The worm gear on the motor shaft is checked for scoring, the grease is judged for age and cold-thickening, and the capacitor is inspected for swelling. On newer heads the RPM sensor and its magnet are checked, since a faulty one makes the operator lose track of how far the door has moved. This look decides whether the job is a gear kit, a chain or an adjustment.
Scene 2
With the door closed and disconnected, the two nuts on the tensioner shaft at the trolley are used in order. The outer nut, nearest the door, is loosened until the chain droops below the rail, the inner nut is backed off to make room, and then the outer nut is turned to raise the chain until it sits at the height the opener's own manual calls for on that rail shape, measured at the rail's midpoint. The inner nut is tightened against it to lock the setting. Once the door is reconnected and closed some droop appears in the chain; that is normal provided the measurement returns with the door open.
Scene 3
Before leaving, the technician writes down what was found and what was fitted: the operator's model and age, whether the gear kit, sprocket, chain, trolley or rail hardware was replaced, the tension figure set, the limit and force positions, and the results of the reversal tests. The manual is hung near the wall control so the model's own instructions are at hand for the monthly tests. This note makes any future call a short conversation, tells a home inspector what has been done, and gives whoever owns the house next a clear picture of what is hanging over the car.

The sprocket is the toothed wheel on top of the motor head that pulls the chain. Every cycle drags the chain over its teeth, and over years the teeth wear thin and hooked, letting the chain ride up and skip under load, often at the same point on the rail each time. A sprocket that has loosened on its shaft lags behind the motor. Worn sprockets are replaced as part of the gear and sprocket assembly.
With the door closed, pull the red handle and try lifting the door by hand; note whether it is heavy or stays up on its own. Look at the chain for slack, rust or a broken link, and at the head for pale shavings. Note whether the motor runs at all, whether the door stops short or reverses, and where the trolley sits on the rail. The model on the head's label and a photo of the rail help too.
On the interval the opener's own manual calls for, often every two to three years. With the power off, the old grease is wiped from the rail along the path the trolley travels, and a thin layer of white lithium grease is applied in its place. The door is then run a few times so the trolley spreads it. The door's own tracks, where the rollers run, are never greased; they stay clean and dry, and the rollers, hinges and bearings take a garage door lubricant once a year instead.
