the bay and the warehouse.

We service them with heavy-duty springs, industrial operators and hardware chosen for the work they actually do, and we plan the visit around your opening hours. 2021 census: what it means at the door

Every square is one home in a hundred.

  • 53 in 100 homes · older homes
  • About 53% of homes in Georgian Bluffs were built in 1980 or earlier, according to the 2021 Census.Older houses frequently have a garage door that was replaced once already, sometimes with a door chosen for the opening rather than the building. When that door reaches its end, there is a chance to pick a style that suits the house properly, and we measure with that in mind.
  • Single-detached houses make up about 93% of homes in Georgian Bluffs (2021 Census).Single-detached homes give a technician room to work: a driveway for the van, side room beside the tracks and a clear header. That means spring replacement, opener installation and full door replacement can each be finished in one visit with the door properly secured throughout.

The lift cables are thin steel ropes under constant load. Rust, kinks and broken strands show up at the bottom where they meet the bracket, and a cable that gives way drops one side of the door. Replacing them is routine work for us.

  1. Part 1The panels

    Garage Door Panel Replacement

Rust has crept along the bottom edge of the lowest section. What began as bubbling paint is now a soft, flaking strip, the seal retainer is working loose, and a screwdriver pressed against the worst spot goes through the steel.

  2. Part 2The springs

    Torsion Spring Replacement

The door drops the last stretch to the floor rather than settling, and when you stop it halfway by hand it slides down instead of staying put. Balance has drifted, and the spring is no longer holding its share of the weight.

  3. Part 3The cables

    Garage Door Cable Replacement

The cable has wrapped itself around the shaft above the door instead of sitting on its drum. When the opener runs, the door lurches, one side rises before the other, and the top panel twists.

  4. Part 4Tracks and rollers

    Garage Door Roller Replacement

New springs went in last year and the door balances well, yet it still clicks along the ceiling track like a train over rail joints. The wheels are the originals, worn to an oval, and the noise follows them from one end of the travel to the other.

  5. Part 5The opener

Garage Door Opener Diagnosis and Repair

For a few days there was a grinding sound whenever the door started moving. Now the motor spins freely and the door stays exactly where it is.

Your questions, answered

How should I prepare for the appointment?

Move the car out if you can and clear a metre or so in front of the door and along both tracks so the technician can reach the hinges and brackets. Find the door and opener manuals and any earlier repair paperwork. Have every remote and the keypad code to hand. If something has changed lately, be ready to say when and what you noticed first. If the door looks wrong, leave it where it is.

Which lubricant is right for a garage door?

A silicone-based or white lithium garage door lubricant, sold for the purpose. Penetrating oils and general sprays are thin, attract dust and are gone in weeks; heavy grease traps grit. For the rubber bottom seal and weatherstrip, use only a silicone spray, since petroleum products attack rubber and make it brittle. Nylon rollers with sealed bearings need no lubricant, while ones with an exposed bearing can need a touch where their own maker calls for it. A small amount on each point, worked in by moving the door, is enough.

Why did the door come off its track in the first place?

The usual causes are an impact from a vehicle, a lifting cable that broke or slipped off its drum, ice holding the door to the floor while the opener pulled, an obstruction under the door, worn rollers that no longer hold in the rail, or track brackets that have loosened from the wall. Finding which one applies is the first part of the visit, because the reset is only durable once the cause is corrected.

Can a dent be repaired instead of replacing the section?

Sometimes. A shallow dent in the middle of a steel skin, away from joints and hinge points, can often be eased out or filled, sanded and painted. Damage that creases the metal, reaches a joint or an end stile, bends a hinge point, or kinks a strut affects how the section carries load as the door moves, and a new section is the sound repair there. The technician tells you which category your dent falls into.
